Rental Criteria

We are delighted that you are interested in leasing with Brazos Valley Realty. In order to help you in making your decision, we have listed below the criteria for qualifying as a resident with us.
  1. A separate rental application must be fully completed, dated and signed by each applicant and all co-applicants. Spouses/Married individuals can complete one rental application. A co-applicant is defined as an individual that is 18 years of age or older at the time of submitting the rental application that will be living within the dwelling being rented.
  2. The rental application will be reviewed when submitted to ensure that we will have all necessary information needed to determine your eligibility.
  3. Each applicant and co-applicant must provide a government issued photo identification and allow it to be photocopied. For applications being completed online, you may attach a copy of the front and back of your valid government issued photo identification, but you must still present your government issued photo identification in person and allow it to be photocopied.
  4. If applicant’s family will be occupying the entire dwelling, the family size must be appropriate for the available dwelling, i.e. no more than two individuals per bedroom, in most circumstances.
  5. Employment and monthly income must be verifiable. Total monthly income of all applicants must be THREE ( 3 ) times the monthly rent. If total monthly income does not, a guarantor is necessary.
  6. Applicants who are first-time renters or who do not have sufficient income under paragraph 5 above, may qualify by having the lease guaranteed by a guarantor. The guarantor must have a gross monthly income of at least THREE ( 3 ) times the monthly rent and must meet all other qualifying criteria. The guarantor must complete and sign a lease contract guaranty agreement. Guarantors may be held responsible for all of the lease obligations, including the entire rent and other costs, such as damages, even if you have roommates.
  7. Each applicant submitting an application must pay a $50.00 application fee. Guarantors submitting an application must pay a $35.00 application fee. Application fees are non-refundable.
  8. Applicant(s) may be denied occupancy for the following reasons:
    • Falsification of the application by the applicant
    • Incomplete application by any applicant. An application will not be considered complete until we receive the following:
      • A separate complete, dated and signed application for every applicant and co-applicant
      • Completed guarantor application if required
      • Front and back copy of a government issued photo identification for every applicant and co-applicant
      • Any required application fee(s) and deposit(s) paid in full, unless otherwise agreed in writing.
    • Insufficient income (total of all applicants) and no available guarantor
    • Criminal conviction history of violent offenses, sexual-related, property, and felony drug-related crimes committed by any applicant or by other occupants (including children) who plan to live in the dwelling.
    • Registered sex offender
    • Poor credit history of any applicant (credit reports are obtained; previous bankruptcy requires an additional security deposit equal to one month’s rent)
    • Poor rental history/profile of any applicant (rental history reports are obtained) with history of
      • Non-payment or frequent late payment of rent
      • Evictions
      • Drug Use
      • Poor house keeping
      • Poor supervision of applicant’s children
      • Unruly or destructive behavior by applicant, applicant’s children or guest(s)
      • Violence to persons or property by applicant, applicant’s children or guest(s)
